antibes-juan les pins is a cute combo of old port town france and busy beach town w/ super lux cap d'antibes sandwiched between. the tripadv buzz on
mimosas was good when i booked even though the process was not smmoth owing to their booking rules: you request a date-- you get back a confirmation of a room and your card is charged ( this may be ok unless you are not offerred the type of room requested)

THE GOOD: great pool- as a pool owner i appreciate a good one, even an ankle deep area where you can sit in the water.
good a/c-mini split that cranks out cold air
Free parking-pay a daily car park fee and you will appreciate this
the staff- i know the LOL who runs the place can get grumpy and refuses to speak english or admit she understand it but she and her staff were accommodating and helpful.
location - a liitle walk from town but area is pretty and QUIET
not expensive
THE BAD: no lift,no porter, dated rooms, only fair bed and french minimal breakfast, the pool towels are ISSUED and one must hang them on tthe clothesline in back to be reused next time...'kay?
THE UGLY- the bathroom needed rehab but appeared clean - however the heavy smell of bugspray was painful (headache)there are gaps in the wall of this dated area but happily saw no creepy crawlers.

Stayed at this Hotel for four nights at the end of June. Receptionist was most helpful and I was allocated a front room on the top floor overlooking the beautiful gardens and swimming pool..(hotel does not have lift). The room was large and had two beds and was well decorated in a typical Southern French style ie wallpapered walls and ceiling.The room was very clean and the bathroom although dated was also very clean.The room had its own aircon unit so you could regulate the temperature to your own requirements.The hotel is also totally non-smoking inside. The hotel grounds were lovely and the swimming pool was large with plenty of sun loungers.The walk into the centre of town was 10 mins. Overall I really enjoyed my stay here (the first of 4 hotels during my visit to the area)

We booked two nights in this hotel recently and it was TERRIBLE. The hotel room was filthy and so small the toilet door could not be closed when you were inside it. After carrying our cases into the room we immediately went to the Tourist Office to find other accommodation. We then found an excellent farm house and went back to collect our cases and paid for the first night and left. It was the worst hotel I have ever had the misfortune to enter into.

We booked a week's stay at the Mimosas after reading the excellent reviews on Tripadvisor. Unfortunately this is the first time we have had cause to disagree with TA user reviews. We are not the complaining type or "five star" people but I can honestly say I have never seen a more dated, dirtier or generally more disappointing room than the one we were shown to today.
There was rubbish under the bed, bars on the window (!), stains on the bed covers and up the walls, the room was tiny and smelled like a second hand clothes shop. When I asked, very politely, if we could either change rooms or cancel our reservation I was confronted by an unhinged and extremely aggressive old lady (possibly the owner) who, via a translator, told me in no uncertain terms that the room was fine, I should be glad that they serve breakfast by the pool (not sure why that's relevant but the pool is tiny and very crowded by the way) and that any attempt to cancel would result in my credit card being debited for the whole week. In short, I was made to feel like a trouble maker and no attempt whatsoever was made to help me out. My partner has been in tears this afternoon and once we composed ourselves the first thing we did was head for an internet cafe to warn the world - AVOID THIS PLACE LIKE THE PLAGUE UNLESS YOU HAVE MASOCHISTIC TENDENCIES !
