I'm sorry the last person posting had such a bad experience. I've stayed there on two occasions, and brought a group with me (10 people total). We were given a lovely room on 2 levels with a double bed in the loft; the other time we also had a large room with a double bed. All the rooms have spanking new bathrooms --marble and lots of mirror. These had shower stalls -- don't know if rooms had baths, because the bathrooms are small. Really they are much much nicer than you would expect for a 13th century building! All the people traveling with me had great experiences and were planning a return. The owners went out of their way to give us a memorable stay.
I found the host Massimiliano quite hilarious; he sat with us at dinner and wouldn't allow us to choose off the menu. Instead he had his chefs prepare us a wide array of Umbrian delights. The food there is EXCELLENT...go for dinner and the ambience if you can't arrange a stay. He also plied us with wine and local spirits, on the house. When I saw the bill (yes, I was worried) it was scandalously cheap: about $60.00 a night per person for a double room with private shower, a 3-course meal , a full breakfast, and all that wine. Paradise.
ps I agree with the last reviewer that it is hard to find. That's part of its charm: it's off the beaten track. It's now better signposted, I hear, and all the local cab drivers in Assisi know where it is. It's about 5 miles from the center of the city.

I contacted the hotel and booked a romantic double room with my husband. When we got there what we got was a single room! with two single beds pushed together. We did not even have space to put our two suitcases. I read on the door where they, by law, have to publish their minimum and maximum daily rate and it clearly stated that the room was a single room. I was truly disappointed. Luckily we stayed there one night.

Another drawback is that is far from Assisi and very difficult to find. We will not stay there again.
