I stayed for 4 nights at Braemar in Auckland. I arrived early which was no problem for Sue, the owner. She offered me tea and cake. She was helpful with lots of information and suggestions for things to do in Auckland.
I stayed in the Victoria room which was large and included an open bathroom area which was unique. The claw foot tub was huge! I liked that as you walked in the halls, lights automatically turned on so you could find your way when coming into the B&B in the evenings. The B&B location was very quiet for being in the city. I didn't hear the usual city noise. The B&B is located right next to Auckland University. It is within walking distance to Queen's Street, Sky Tower, the Auckland Museum., and the Harbour. There are some hills so be prepared to do some walking up and down. There is a grocery store within walking distance where I picked up some bottled water and some fresh fruit for my room. Breakfast included fresh fruit, juice, yogurt, toast and any hot dishes requested such as eggs. Also each evening guest are welcome to join Sue and her husband in the t.v. room for a glass of wine. You also have access to a computer to check email or surf the web.
I would stay here again the next time I visit Auckland.

The Braemar on Parliament Street is a four room B&B (one room is a large suite, one room has an en suite bathroom, and the remaining two share a bathroom) in a historic building in the Auckland central business district. Note that "historic" buildings in New Zealand were built in the early 1900s; not the 1700s or 1800s as in Europe or the US, so the Braemar has been furnished in the late Victorian style, but is not a Victorian! (The exterior is stucco in need of a paint job.)

Located half a block from Auckland University and within walking distance of both Auckland Domain and the waterfront, the Braemar is has an excellent location for tourists and those attending conferences at Auckland University. Most people staying there during my trip were retired British or American tourists as the Braemar is quite expensive, even relative to nice hotels in the city center.

The rooms that share a bathroom have small sinks, but are are quite small and have inadequate space for more than one person traveling with one suitcase, unless you unpack fully into the dresser (e.g., there is not enough space to live out of your suitcase). The shared rooms on the upper floor also have a lot of noise from the large student apartments which look into the upper floors, from the street, and from outdoor functions at the University during summer months. The Batten Suite, though on the upper floor, looks out the other side of the building and is also slightly quieter. The en suite room on the bottom floor is much quieter.

The upstairs shared bathroom is extremely large, with a claw foot tub, an exceptionally large shower, and a skylight, but could be cleaner. I found several hairs in the bathtub (and I was the first to use it after the bathroom had been cleaned that day), and the lack of hand soap was indicative of the general state of cleanliness. There is a small library over the toilet.

The breakfast consists of breads, fruit salad, assorted cereals and muesli, fresh yogurt, and some kind of juice served buffet style from the sideboard in a large, airy dining room with a view of Auckland harbor. If you request it, they will also cook a small-portioned (by American standards) hot English breakfast with your eggs, bacon, and other goodies.

On-street parking is difficult (and may require a permit during the day). The Air Bus stops a one minute walk away, and the free City Circuit bus is a five minute walk, so there is no need to drive into town.

Since the rooms come in two price tiers (the Batten Suite vs the other rooms which are all the same price), I would only stay here again if I someone else were paying, and I could get the room with the private bathroom. Otherwise, the Braemar (while charming and full of character) is just too expensive relative to what you get. Those searching for a "true" B&B experience may want to look to the Auckland suburbs, since there is no way to escape the city noise in the middle of the Auckland CBD.

We would like to respond to the review done Feb 26 2007 by a guest who stayed during Feb 2007. There are a number of factual errors that we are compelled to address.

Braemar was built in 1901 and as such is late Victorian in style, according to our heritage architect, hence the style of furnishings. It is one of a group of heritage listed buildings in a heritage residential precinct that has traditionally (and not altogether correctly) been described as Edwardian. With the listing, Auckland City recognises the social significance to the community of this group of buildings in an otherwise rapidly changing city. The house is decorated entirely appropriately for its age, but as a family home is furnished to be comfortable for its occupants.

The house exterior is not stucco badly in need of painting. The construction is of brick with a lime plaster that has never been painted and because of the restrictions of its heritage listing it will never be painted. These traditional materials are designed to “breathe” and paint would inhibit this process. The implicit suggestion of neglect is far from the truth.

Regarding breakfasts, a cooked breakfast is offered, guests are not required to ask apart from indicating their preference, and they are given the opportunity to have second helpings or indeed to keep eating until they are satisfied. There is no restriction on the amount of food that a guest may eat at breakfast. To suggest otherwise is incorrect and misleading. We do not feel it is appropriate to pile plates high as perhaps is the custom overseas. An additional course is a more refined approach .

We do not provide cake soap in the shared bathroom because it is unhygienic .All of our bedrooms are stocked with guest toiletries and all of our bathrooms are supplied with dispensers filled with liquid soap. Perhaps the guest did not recognise this amenity.

We were not informed by the guest of any problems or issues of this nature during the stay, however it may be comforting for this guest to know that the cleaning staff working that day are no longer in our emply. Our rooms are serviced daily and hygiene is extremely important to us. We would have appreciated a comment at the time.

Comparing our rates to those of a hotel is misleading. Our rates are all inclusive, there are no additional charges for internet access, local phone calls, breakfast or parking or daytime snacks. There is also no additional charge for looking after the guests of guests (as our staff were required to do in this instance) or for the refreshment provided when guests arrive (as in the instance of this guest who arrived late at night, but to a warm welcome and supper.) We also take time to assist our guests with planning their itineraries and making forward bookings should they so require. Personal one on one service that is not provided by chain hotels is what B&Bs provide.

We would like to point out that the comments regarding parking are particularly misleading as we have onsite parking for our guests. When they first arrive at Braemar they are asked to park outside the house so that we can assist in unloading their luggage and then we park their vehicle for them.

In the bedrooms we provide drawers, wardrobes and luggage racks for guests to use. It is their choice should they decide not to.

As regards noise, we are located in the heart of a major city and it is possible from time to time that guests may hear city noise, particularly if they leave their windows open. The house is however constructed of double brick, which is a very good sound insulator. The neighbouring buildings are mostly owner occupied apartments; not student flats, and most guests comment on the peace at night.

I would also point out that the guest did not identify themselves to our staff as a “reviewer” and so was not provided access to any bedroom other than their own. All of our guestrooms have journals for feedback.

Braemar is a townhouse and our family home. A B&B experience is what you have staying in the home of a resident whether it be a city or the wilderness you are visiting. We provide an authentic "Kiwi" B&B experience and take great enjoyment from doing so. We regret that this guest does not appear to have enjoyed their stay with us.

Simply the best start to our holiday possible! Staying at Braemar, with Susan as our host, was a refreshing, relaxing and informative experience. Beautifully decorated and furnished, fabulous breakfast and Susan makes a very good brew.
The location is a five minute walk from the centre, so perfect for exploring Auckland. It is also just by the bus route from the airport - very convenient.

My friend and I were walking through Auckland - when we spotted this remarkable building. This wonderfully restored Edwardian home is a Bed and Breakfast. The owners, John and Susan, are warm and make your stay as comfortable as possible. Our Batten suite was divine.
The accomodation had both period touches and modern luxuries. The bed was so comfortable. There were so many nice touches - from the robes/slippers to a cd player and satellite tv. I loved the lavender bath products and the claw foot tub!

We had a sumptuous breakfast each morning. John and Susan are wonderful hosts and told us about a concert in the park - that made our last night in Auckland memorable.
I miss being escorted down Parliament street by their two poodles each day. I hope to stay there again!
