Stayed for 3nts and had great rooms near the pool (interconnecting for the children). Very helpful on our early arrival off the overnight train from bangkok and also let us use the room later to refresh in before heading back.
So close to the main town - just turn left out of the gates and over the footbridge into the flower market . Definitely try to get a room by the pool at rear. And for any excursions just ask them to call the yellow cab co .
Went to the elephant nature park - about 1 1/2hrs away - great day out washing the elephants (not riding). Very hot! Even with no sun. Stay here - you won't be disappointed!

If you are going to Chiang Mai, you need look no further for accomodation, just book Baan Orapin, you can't go wrong.
There is nohting I can add to the positive reviews here, except to say they are all correct.
Take into consideration in the front rooms you may hear some traffic noise, and in the far back corner rooms the neighbours dogs may be a bit annoying, but if you sit either in the garden or by the pool each afternoon and have a few drinks, the ambience surely makes up for a little bit of traffic and the odd barking dog.
Totally recommended. Enjoy.
(Take some mosquito repellant...even though every afternoon a nice young guy comes to all the rooms and lights a mosquito coil on your patio)

From my first inquiry to our departure, Opas and Ann were gracious, warm and most accommodating. We arrived to Baan Orapin after a hectic week in Bangkok and Siem Reap, and arriving to Baan Orapin and the beautiful gardens was immediately relaxing. We had a room in the upper floor of the first wing. It was spacious, light, and the old style Thai style was charming. Opas helped us book cars, tours to outlying areas, and gave us great tips on the different markets and shopping for Celadon pottery. We took an overnight trip to Chiang Dao in the middle of our stay, but were lucky to be able to book one last night in the rear wing. These rooms are newer, but no less charming. Breakfasts were wonderful, the coffee was the best we had on our entire trip, and being greeted by Pepsi’s smile at breakfast was a great start to the day. If ever I am lucky enough to return to Chiang Mai, I will again stay at Baan Orapin. Thank you Opas, Ann, and Pepsi for your kindness.

Baan Orapin is a beautiful property with many clean suites, a very kind staff, well maintained premises, and a perfect location - providing access to both the bustle and solitude of Chiang Mai. Breakfasts were hearty, the fridge was well stocked (there's a market across the street) and the bill seemed reasonable. We also discovered on arrival that the Main Room was used in Werner Herzog's "Rescue Dawn"... neat! Recommended.
