First, I want to thank other reviews that help us choose the hotel.

We had the G condo second floor, (2 bed) pool+beach view.

Second the Hotel is great: Rooms clean, pool clean, beach combed...well you got the picture. steps from beach, and from restaurants. ask the manager for clean restaurants she give it to you (not that many)
All the towels you need (for beach and bathroom) quiet A/C units in every room

So my stay was great, BUT for 235 $ a night, i do not exept less...
The rooms are nice and all but a little 90's, the bathroom is a little outdated. I loved the security, with camera, cards.
bring earplugs though, because every rooms has a lanai, with sliding door, you hear them all night (especially if they smoking)

I read some traveler did not liked the fact that chair are chained, I loved it, i did nit have to fight my child about not moving them, they even have umbrellas.

they say they open at 9am, but the first morning somebody was in the office at 8am already to help. wow.

Would I got back there: YES YES YES.

We stayed here after spending a few days with family in sanibel island. WE loved the very clean hotel, ocean front room(direct), large balcony etc. We walked at night and felt safe in the area. we were two adults and two small children age 3 and 5. My kids loved the pool, beach location and play house. The area at night is all teens and younf 20 somethings going to various clubs and bars. We found a great breakfast place a few miles up on the left hand side. This was a nice change from our usual disney vacation. The room was nice furnished and clean. Bathroom even had a washer and dryer which was a nice added touvh. Full kitchen helped to keep snacks and cold drinks handy for the kids. Overall, very wonderful place. We would go again.....WE had two queen sized beds. ...and nice bedding! A few cars were broekn into in the parking lot. The area is well lit. We were lucky no one damaged our rental car. They "attempted" to remove our license plate but were unsuccessful. There was a jeep parked next to us and someone cut the fabric roof.

After reading positive reviews on TripAdvisor, we selected the Edison Beach House for our 30th anniv. getaway.
I phoned the hotel directly and spoke at lenght with Marlene, who answered all my questions and was very helpful with her info.

The "innkeeper" introduced himself and greeted us warmly as we checked in. The suites had everything needed, including wifi, washer, dryer, laundry soap, dishwasher, microwave, oven... (in room 206, at least).

The location was perfect. Our room was ocean front and very close to the water. Location to town was perfect. No driving needed as we simply walked (along the beach or street) the one block for ice cream, shopping or a sunset beverage.

My only complaint is the bed and/or pillows. Mattress was extremely hard and pillows were too fat. Not sure which was the cause of poor night's sleep, but an investment in a new pillowtop mattress would be a huge improvement. Also, some hotels are now offering a variety of pillows: down, synthetic, firm, soft, etc.
I stay in hotels about 6 mos. out of the year and the Edison really fails the sleep comfort test. It excels everywhere else.

***Innkeeper: PLEASE invest in bedding upgrades!
Also, perhaps buy a can of caribbean pastel paint for the room. It's due for a "brightener."

I booked our stay at the Edison Beach House based on the fabulous reviews. Needless to say, I had high expectations. It is a very nice hotel and some of the amenities are above and beyond; however, it was not everything that I had hoped for. First and foremost, the service was just average. The owners were cordial. That's all I can say. They weren't overly helpful or overly friendly. The hotel is clean. It is not immaculate. The restroom by the pool was, in fact, dirty. The pool was not clean any of the 5 days that we were there. It was average. Our room was "nice". It did not knock my socks off. I found the bed to be uncomfortable. Overall, this is a hotel worth staying in, I just think that it has been over-rated as compared to other hotels that I have been in.
