We had written a negative review of the hotel! Fought with our credit card company to delete the charge to no avail. Visa/ AE will protect you!

My discussions had been with the on site manager. Before going to the BBB called hotel one more time to resolve problem! Ended up with the General Manger of Historical Inns and he recognized the problem and made a resolution!

The on-site manager has been fired right after our stay!

Give them a chance but I stand by my original comments!

Ideally located as it is very close to Duval street and the sunset pier being in walking distance (15-20 minutes). Parking is not a problem. Rooms however are rather small. Very friendly and helpful staff at reception. A special of this hotel: Breakfast is outdoor at the (small) pool!

The Good: Clean, larger rooms in the main (historic) part of the house are nice.
The Bad: The Inn has tried to capitalize on high demand during high season by expanding the historic part of the house with cheap, very small add-on rooms. If you get one of the larger, historic rooms they are very nice. But the newer rooms are small and in some cases dank. The first room we were given stepped out onto the driveway and 4 feet beyond that a high fence. They kindly gave us another room (same room but 2 floors up) so at least we were looking out into the garden of the inn next door. But both room were very small, tiny bathroom, small tv, loud a/c. The bed was not in good condition -- wobbly and slightly un-level. After 2 nights we offered to pay for an upgrade to a king size bed, hoping it would be better. We were told we could not upgrade because, while there were rooms available, the cleaning staff were about to leave for the day and thus would not be able to clean our old room in case they could sell our old room that night (not likely in low season), but that we could upgrade the next day. This was not stellar service. We were so angry we didn't want to talk to the front staff anymore. Later upon closer inspection we saw that the bed frame was just all out of whack; tried to fix it but needed equipment. Breakfast is included but about as cheap as could be (cheap danishes, bagels, oj, coffee).
The Summary: Especially in high season, there are other places to stay for about the same price.
