Just finished our stay at the Royal Mauian complex. Built in about 1972-73, it is an older building but is in very good shape overall and the pride of the condo association shows. They do a very good job in the upkeep and they are friendly at the Condo Association office. Our condo, #204, was fairly spacious but could use an upgrade and I believe they (the owners) are in the process of doing some painting, baseboards and a few other things that are needed. Good views of the ocean and Kam 1 or 2 beach (can't remember which # it was right now). Rooftop area is superb with four bbq grills and plenty of viewing area to look from, the ocean or Haleakala can be seen in spectacular fashion. BBQ's are in very good shape and there is plenty of room for at least 30 people. Snorkeling right in front of the complex is great as we saw many fish, sea turtles and color, one of the best places down the Kihei beach strip. You might find a fancier place down in Waliea, but you won't beat the views or snorkeling. The downside to the R.M. is the noise from Kihei Rd itself. Many cars from 6am until past 10 pm, and some of the vehicles carry the latest in sub woofer artillary and noisy exhaust pipes. Very congested, but the shops are easily gotten to by foot up and down the drag. A lot of good restaurants with breakfast specials starting at $4.95 and up. A good dinner for four will run you a few hundred with drinks at most of the higher end spots, but found some good Mexican Restaurants for under $50! Stay away from Peggy Sues if you don't want to pay over $60 for four burgers and chocolate shakes, ouch! The food was good, but that's a bit much to pay for burgers. But then again, it's Maui. The Whalers store in the Shops at Waliea has a good deli and you can get a good size sandwich for around $6. Good prices on most of their deli items and even the cheesecake is only $3 a slice, and it's plenty good sized and very tasty.

Overall, a very nice place to stay and have fun in Maui. Priced affordably, the Royal Mauian is very much recommended. Also, if you get the chance, read the original newspaper article on the Condo Association Bulletin board about the building of the Royal Mauian back in 1972. They have a line in there that says the average family of four can spend the week there for, get this, $77! Talk about a low price. Even in 1972, $77 is not a ton of money to stay in Maui for a week. Interesting bit of nostalga.

We went with our 2 toddlers and babysitter and absolutely loved it! It was beautiful and clean and the manager that I interacted with was very friendly. There is a grassy area in front that is perfect for sunbathing without the sand if you like and the sound of the waves crashing against the rocks was a beautiful sound to fall asleep to. The rooftop garden is wonderful for BBQing, the beaches on either side are beautiful with silky sand and gentle tides. We saw many people snorkling offshore. We will definitely stay there again. We were in room 311 and the only downside (for us) was that the patio screen doors did not have latches and there was no air conditioning so we had to leave the doors open and watch the kids VERY closely while we were in the condo. Across the street is a great local restaurant called Da Kitchen and a great ice cream parlor. There are nice parks in Kihei for kids with swings, slides, and such. Overall, we loved the atmosphere in Kihei compared to Lahaina, Ka'anapali, and Wailea and would recommend the Royal Mauian to anyone. Great beach access for families or quiet property for couples (they don't allow Marco Polo in the pools or sports on the lawn). Definitely an "excellent" in our book! And although it was my first trip to Maui, it was my husband's third trip- having stayed previously in Wailea and Ka'anapali. Enjoy your trip!

We stayed at the Royal Mauian from May 5-15 in room 305. We had a fabulous time and would definitly stay here again! We had a 2 bedroom/2 bath overlooking Kam 1 and a partial vew of the ocean. There was a big tree blocking some of our view, although the view was still wonderful! (For a better view of the ocean and sunset from your lanai, you may want to request a room closer to the ocean/with higher last number). The condo slept 5 of us comfortably, the room was well-kept, and the lanai was spacious and fit all of us comfortably. The gounds were very nice. There is great snorkling right in front of the condo. We rented gear (and beach chairs) across the street for the week. There are shops and a couple restuarants within walking distance of the condo, which was nice. The groundskeeper/maintenance men were extremey friendly and helpful (they helped us with driving directions)!! Although there wasn't air conditioning, we really didn't need it (there were ceiling fans). Supermarket prices are outrageous on Maui and the better priced food market was Star Market, further north up Kihei Road. But eating breakfast on the lanai each morning overlooking the beach was far better than eating out!

We attending Mass at St. Tesesa's. They have a beautilful Hawaiian choir! Do everything the guidebook tells you to: Road to Hana, kayaking, sailing, snorkling, shopping/eating in Lahaina...it was all worth it!! We ate at Dina's Sand Witch Shop in north kihei. The food was good but we all got kick out of leaving our imprint on the wall ! We found that out of all our guidebooks, the best and most helpful was Maui Revealed. Kihei is a great town and Maui is such a beautiful place! All the locals we met were kind and friendly. We would definitly stay here again!! Aloha!

This property is located on the beach side of South Kihei Road on an old lave flow that puts it directly between two of the nicest beaches on the island. There are stores and restaurants directly across the street. I've stayed in hotels and condos all over Maui for the past 25 years or so and when price is factored in, this is easily my favorite, largely for two reasons: location and price. With the exception of the old Poipu Beach Hotel on Kauai, I've never had the beach so close to my door, and as is typical for Kihei in general, prices are on the less expensive end. Since the owners of each unit use several different management firms, a little shopping can usually yield a surprisingly low price.

The building is older and without air conditioning, but it is well maintained and the ceiling fans found in every unit are more than adequate. All units face the water, although some are less directly oriented. After all these years, staying here is very comfortable for us as well as affordable. My 20 year old has literally spent several months out on Kameole Beach Number 1, usually a week at a time. I can easily imagine taking my future grandchildren here as well.

We went 8/9/4-8/19/04. Perfect place to stay! From our room balcony we could watch the sunset every night. Ocean was a stone's throw away. Beach was immediately next door. Beach was clean, not fishy smelling, clear and warm. Great snorkeling, we even saw 3 turtles while snorkeling directly in front of the balcony of our condo unit. Room and building were both clean and nice. Front of the building was a busy highway with strip mall after strip mall that had whatever you wanted. But from the balcony in the room, or anywhere in the room, you didn't know that the front was so busy. Pool was nice, but we preferred the beach. We went in the summer and the grills on the roof allowed us to cook dinners without getting the room all hot. We would cook and bring it down to eat dinner on the balcony and enjoy the view. The only drawback was there was no air conditioning. However, if you opened the windows and sliding glass doors, the breeze would keep the room cooler. We sleep at home right now (September) with the A/C set at 69% and we were able to tolerate the nights there. You do however, tend to get up pretty soon after sunrise because of this. That was probably the only drawback and it did not really even bother us as much as we thought it would. We stayed on the 6th floor and could hear the waves crashing into the shore all night every night. I HIGHLY recommend this place.
